Rental Developments
Cricket
Court Commons: GGHDC
and the Ingerman Group have formed a partnership to develop
Cricket Court Commons, a Garden style 228 unit apartment complex
i n
the Southwest section of Germantown. GGHDC's development
of the property situated over seven acres consist of 85 units
of market rate rental housing of which 24 have views of the
Center City skyline. Rental rates for these units range
from $650 to $800 with premium rates for the units with a view.
The balance of the units; 37 one bedroom and 106 two bedroom
units, are affordable units complying with the Low Income Housing
Tax Credit Program. Affordable units range in price from
$475 to $650. All units have amenities such as central
air conditioning, dish washers, indoor garages, and laundry
facilities.
Elders
Place I: GGHDC developed this 47 unit senior housing complex
in 1993. The 5 story structure is adjacent to our Freedom Square
Shopping Center development at the corner of Germantown Avenue
and Wister Street. The units are reserved for senior citizens.
Elders
Place II: Originally a 36,000 square foot industrial building,
GGHDC is developing this formerly vacant structure into a 40
unit elderly housing complex. The complex is a successful implementation
of one of the many strategic plans
GGHDC has for the surrounding neighborhood. All units will contain
one bedroom with one bathroom. The building is located directly
behind GGHDC's Elders Place I and Freedom Square developments.
Construction is scheduled to begin during the summer of 2001
with leasing to start in Spring 2002.

Blakestone: GGHDC secured a combination of financing and
grant money for the renovation of the Blakestone apartment buildings.
Located in Mt. Airy, Blakestone provides 19 units of affordable
rental housing.
Hamill Mill: Built to address the needs
of the large population of elderly in Germantown, Hamill Mill
provides 56 units of elderly housing.
Lower
Germantown Housing: GGHDC manages 83 units of affordable
rental housing in the Lower Germantown section of Philadelphia.
The units were developed with lower income housing tax credits
and support from the City of Philadelphia and the Pennsylvania
Housing Finance Agency. Available units include one bedroom,
2 bedrooms, and 3 bedrooms. Rental rates range from $365 to
$600 per month and residents must have a household income below
60% of median income.
